I understand buyer beware but really assumed if had work done for something like dry rot they needed to advise.
Where we think the dry rot is now is covered so yes DPE guy would not have seen it.

Chrisell. I did not expect it mentioned under the other sections. However i assumed if they saw signs you would think it would be mentioned just to cover themselves if nothing else. And yes looking at the copmany who did this DPE its one of their specialities. As i would think most are in case its required.
Plus i was actually asking if a Dry rot was required as many sources say yes and others no , only if doing Termite report.
Itâs certainly worth arguing the toss with the DPE and the Immobilier.
There are 2 types of xylophage diagnostic reports:
1 âTermites and AOBâ (any other business) where the last paragraph AOB âcouldâ refer to other insects/merule.
2 Less formal which is AOB+AOB meaning the inspector will check for woodworm, dwb, merule and the +AOB is oh, by the way you might have termites!
The inspector will not remove wood, look behind plasterboard, they canât see beam ends in walls, they often wonât move large furniture, thatâs down to the client.
They can only report on what they can see. As Nelson said in Jutland!

Thank you again for for the helpful supplies, sadly neither of them applied as we are in a non termite area or not needed to do a report. I am not necessarily wanting to put the onus on the seller, just trying to establish if a report should have been done for Dry Rot .
Secondly, our fault we should have spotted the work completed on a different beam , but did not. My query was if she had works done on the beam for dry rot as far as i am aware whilst its buyer beware, if she knew there was a problem i thought it needed to be disclosed , same as if you had subsidence, no reports done on that but you assume seller needs to disclose as it might not be obvious on a viewing.
Anyway its more i do not know whether to approach seller and ask what the works completed related to , it could just be that particular beam had damage and they decided to just get supports , no idea .
However not sure she would reply especially if the answer is compromising.
