Morons is a good description. Same here
The whole thing is a rip off

Your Notaire has the right to demand another diagnostics if they feel that it is incorrect or unfair.

The estate agent was furious (and before the cynics jump aboard) she told me about the Notaires powers in this
Speaking with my Notaire is next on my list

So l won’t (suck it up just yet).

Actually I think there is, because underthe French civil code any clause in a contract that is judged “abusive” is disallowed as if it did not exist and cannot be enforced.

I would only complain if you think the end report is factually incorrect which can be easily proved, if the ‘experts’ followed the guidelines when carrying out the inspection then there’s very little you can do.

Rightly or wrongly, you may just have to accept the report and move on if you want to sell putting to one side your own expertise as a surveyor.

I do consider the report factually incorrect as environmental issues which are on the checklist were ignored or reported wrongly…

please let us know how the Notaire responds …

Verify whether the inspectors who conducted the diagnostics were properly certified. They should have provided you with their certification details. You can cross-check their credentials with the certification bodies in France. I found that recommendations in Morgan Properties reviews, which i read these days.

Will do. thanks

I see little to be humorous about when someone gets it wrong which could cost you a sale and thousands in lost revenue…

The Notaire agrees that the survey was carried “ In a manner which was less than professional, resulting in an inaccurate result”.

Looking at houses for sale I came across this, never seen before, something to consider
Logement à consommation énergétique excessive : classe G : Obligation de parvenir au seuil de 330 kW/m2/an avant le 1er janvier 2028.

This is a serious discussion as evidenced by other peoples comments.
